It would appear that Aldi are progressing with the Stapleford site as Broxtowe Borough Council recently received an application to discharge some of the pre-commencement conditions on planning permission reference 17/00732/ROC.
These are conditions on the planning permission which require the submission and agreement of details prior to development commencing.
Broxtowe Borough Council do not consult on condition discharge applications so you would not be aware such an application was being considered.
However, it is usually a good indicator that development will start soon.
They do have to start building the store before 26 February 2019 otherwise their permission will expire.
**In addition, they will need to a submit a reserved matters (detailed) application relating to the residential part of the site beside Pinfold Lane (as this only has outline permission), before 26 February 2019 otherwise their permission will expire.
The retail store is not able to open to customers until the dwellings on site have been built and are all practically completed.
**This means that they need to submit a reserved matters application for the homes. The reserved matters application needs to include:
- a)the scale, layout and external appearance of all buildings;
- b)the landscaping treatment of the site;
- c)cross sections through the site showing the finished floor levels of the new dwellings in relation to adjoining land and buildings.
