Field Farm Development – Appeal Made To Secretary Of State.

Councillor Richard MacRae would like to let you all know that an appeal against the refusal of planning application 15/00841/REM Field Farm has now been made to the Secretary of State. He received the following email below and wants to let people know about this. Please make sure you have a read of the message and send any comments asap to the contact details provided.

Land at: Field Farm, Ilkeston Road, Stapleford, Nottinghamshire NG9 8JJ
Proposed development: Reserved matters approval for phase 1 of development for 118 dwellings, including 33 affordable homes, flood attenuation lagoon, open space and associated infrastructure
Appeal reference: APP/J3015/W/16/3154282
Appeal starting date: 22 August 2016

I am writing to let you know that an appeal has been made to the Secretary of State in respect of the above site after refusal of the proposal by the Council for the following reasons:
Significant and demonstrable harm would be caused by the poor overall design quality of the development by reason of the appearance of the proposed buildings and the failure to create a distinctive place that responds to its context and maximises opportunities to improve the appearance of the immediate surroundings. The proposed development fails to achieve the aspirations of the Council for a development of exemplar design on this site, as identified in the Broxtowe Aligned Core Strategy. Accordingly the proposal is contrary to the aims of the National Planning Policy Framework (2012), in particular the guidance contained in paragraph 14 and section 7, and Policies 1, 2 and 10 and paragraph 3.2.14 of the Broxtowe Aligned Core Strategy (2014) and there are no material considerations of sufficiently compelling weight that outweigh the clear conflict with these established planning policies.

The appeal is to be decided on the basis of written statements and a site visit by an Inspector.

Any comments already made about application reference number 15/00841/REM (unless they are expressly confidential) will be forwarded to the Planning Inspectorate and copied to the appellant and will be taken into account by the Inspector in deciding the appeal.

If you wish to withdraw or modify any comments you may have made, or if you now wish to comment, would you please write (in triplicate) to Arash Nazemi, The Planning Inspectorate, Room 3P, Kite Wing, Temple Quay House, 2 The Square, Bristol, BS1 6PN by 26 September 2016, quoting the appeal reference number. If comments are submitted after the deadline, the Inspector will not normally look at them and they will be returned. You are advised that the Planning Inspectorate will not acknowledge representations.
